Alabama’s new monthly real estate report shows $1.7 billion in home sales

Total home sales, sales volume and median sales prices for homes in Alabama all increased in September over August, and in all bt one of those metrics topped last year’s total for September.

According to the Alabama Economic & Real Estate Report, home sales increased slightly from August to September, and decreased a little over 1 percent from September 2024.

Here are some takeaways from the September Alabama Economic & Real Estate Report:

  • Alabama had 6,055 home sales in September, a 0.2% increase from August but a decrease of 1.2% (71) from last year.
  • The median sales price increased by 0.6% from last month to $235,246, which is an annual increase of 8.6%.
  • The sold volume was $1.70 billion in September, a 0.6% increase month-over-month and an increase of $0.23 billion from last September. This marks a 15.6% annual increase.
  • The 20,765 active listings at the end of September mark an increase of 10.3% compared to 18,819 one year ago.
  • The 554 foreclosures in September represent a 1.6% decrease since last month but a 27.4% year-over-year increase.

Active listings in the state climbed year-over-year each month — 19% higher in July, 15% in August, and 10% in September. Homes also remained slightly longer on the market, averaging 66, 67, and 68 days throughout the quarter, respectively. September’s days-on-market represented a nearly 10% increase year-over-year.

“Alabama’s housing market continues to adjust in step with consumer behavior and shifting economic forces. The rise in inventory and steadier pace of sales suggest a more sustainable environment taking shape.

As the year winds down, the coming months will reveal whether seasonal trends and national economic pressures bring additional change — or reinforce the balance that has characterized much of 2025.”
