Riverchase Galleria listed for sale after 40 years in Birmingham

Anyone looking to buy an indoor mall? Well, now’s your chance.
40 years after it first opened, Birmingham’s Riverchase Galleria—the largest inclosed shopping mall in the state of Alabama—has hit the real estate market. Read on to learn more about the sale and what it means for Hoover.
Hoover’s Riverchase Galleria hits the real estate market

It’s not every day that the largest indoor mall in Alabama gets listed for sale.
Located in Birmingham along U.S. 31 between I-459 and Alabama State Highway 150, the Riverchase Galleria is a massive super–regional shopping mall and mixed use development that’s home to nearly 150 stores, restaurants and kiosks. With its soaring glass canopy, a world-class hotel, an office tower, an iconic carousel and the first Macy’s in the state of Alabama, the Galleria was once a vacation destination for shoppers across the region.
The mall was constructed by developer Jim Wilson, Jr. of Jim Wilson & Associates in the early 1980s. Many thought he was crazy for building a massive indoor mall (seemingly) in the middle of nowhere; at the time, Hoover had fewer than 10,000 residents and I-459 was still a few years away from completion.
Yet, when the Riverchase Galleria first opened its doors on February 19, 1986, it quickly became a destination for visitors across the southeast. Today, Hoover has grown to house nearly 100,000 residents—economic growth driven by the Riverchase Galleria.

However, the mall has faced many of the same pressures affecting malls across the country in recent years.
Competition from online shopping has led to a decline in foot traffic at the Riverchase Galleria, causing longtime anchor tenants like Sears to close their doors. Despite these challenges, the City of Hoover has committed to supporting the mall—including Mayor Nick Derzis, who has made the success of the Galleria a primary focus of his administration.
“As any real estate person will tell you, the number one asset is location. The Riverchase Galleria is the most infrastructure-rich commercial property in Central Alabama—period. With hundreds of thousands of passersby on I-459, Highway 31 and Highway 150, you cannot find a better-connected piece of commercial real estate in Central Alabama.
But over the years, the Galleria has had a problem. Retail landscapes change. Due to new competition and online shopping, visitor traffic has dropped.
But I want everyone to know that my administration and the Hoover City Council is doing everything we can to bring back the Galleria to the days that we remember. We are pursuing every opportunity to make sure we can get this economic engine back and—if possible—better than ever before.”

In 2025, the city of Hoover commissioned a $200,000 market assessment study to help inform future use of the Riverchase Galleria. Released in late 2025, the study proposed a two-part redevelopment of the mall:
- Phase One is a smaller-scale redevelopment that would include:
- Demolition of the former Sears
- Construction of 282 apartments, 28,000 square feet of retail, a 1,100-seat center for the arts and a 25,000-square-foot public plaza & greenspace
- Phase Two is a full build-out of the redevelopment with additional residential and retail space that would include:
- Demolition of the current Macy’s box and the adjacent triangular corridor of the mall
- Construction of 260 apartments, 16,000 square feet of retail and a 19,000-square-foot public plaza & greenspace

Although the listing is not yet public, here’s what we know so far:
- The Galleria is being listed by Jones Lang LaSalle Americas, also known as JLL.Â
- The listing includes 1.5 million square feet of leasable space, including the Von Maur department store, Belk Home, Dave and Buster’s and two parking decks.Â
- NOT included in the listing are anchor stores like Macy’s and JC Penny, outparcel stores like Costco and Home Depot, the Hyatt Regency and Wynfrey Hotels as well as The Offices at 3000 RiverChase.
