This Alabama metro sees massive 198% growth in new apartment construction

An estimated 506,353 new apartment units are expected to open nationwide by the end of the year—with more than half of new construction concentrated in the South. While large metros like New York, NY and Dallas, TX dominate the apartment-building boom by sheer volume, several smaller and mid-sized metros show dramatic year-over-year increases.

Birmingham triples new apartment construction over 2024

The Birmingham metropolitan area is expected to add 1,711 new apartment units this year—nearly triple the amount it recorded in 2024, according to a recent report by RentCafe.com. Although large metros like Dallas and Austin, TX, command the highest numbers in the South (28,958 and 26,715, respectively), smaller and mid-sized metros like Birmingham have experienced the most significant change in year-over-year growth.

Trailing just behind Naples, FL, the Birmingham Metro took the #2 spot among the Top 20 U.S. Metros for New Apartments in 2025 with a 198.1% increase in new apartment construction. RentCafe attributed Birmingham’s growth to several factors, including:

  • Downtown revitalization efforts
  • improved business incentives
  • Relatively low cost of living
  • Increased migration from nearby Southern states
  • Birmingham’s emerging tech and startup scene
